How Do We Seal Your Asphalt?

We begin by thoroughly cleaning the asphalt surface to remove dirt, debris, and surface contaminants. Any cracks or minor surface damage are addressed beforehand to help prevent water penetration and further deterioration.

Once the asphalt is properly prepared, we apply a high-quality asphalt sealer using commercial-grade spray equipment for parking lots and larger paved areas. For residential projects, the sealer is carefully poured onto the driveway and evenly spread using professional squeegee techniques to ensure smooth, consistent coverage. The seal coat then cures to form a durable protective layer that helps prevent water penetration, oxidation, and surface wear, extending the life of the asphalt and maintaining a clean matte finish.

How often should I seal my asphalt driveway?

We recommend sealing your asphalt driveway every 2-3 years for optimal protection. However, the frequency can vary based on traffic levels, weather exposure, and the condition of your driveway.

How long does asphalt sealing take?

Most residential driveways can be sealed in 1-3 hours, including preparation and application. Drying time is typically 30 minutes. We recommend waiting one hour before allowing light traffic (i.e., walking) and 24 hours before placing vehicles or larger items (i.e., patio furniture, basketball nets) on the surface.

What's the best time of year for asphalt sealing?

The ideal time is late spring through early fall when temperatures are consistently above 14°C.

Can you seal asphalt in any condition?

We can seal most asphalt surfaces, but severely damaged driveways may need repairs first. New asphalt should cure for 90 days before sealing. We'll assess your driveway and recommend the best course of action.

Will sealing fix cracks in my driveway?

Sealing asphalt can help prevent new cracks but doesn't repair existing ones. We offer crack filling and repair services as part of our preparation process to ensure the best results and longest-lasting protection.
