Seal and protect asphalt to prevent cracking, fading, and premature wear to extend pavement life
The most cost-effective way to keep your driveway in good shape
Asphalt left unsealed dries out, oxidises, and cracks faster than it should. Ontario winters and summer heat both take a toll, and oil or gas spills only make things worse. Regular sealing slows that process down significantly, keeping moisture out, protecting against spills, and preserving the surface so you're not looking at a costly replacement years before you need to be.
We use commercial-grade sealers and apply them with the right technique for each job: squeegee application for residential driveways to get a smooth, even finish, and spray equipment for larger commercial surfaces.
What sealing does for your asphalt
Shields your asphalt from rain, snow, ice, and UV damage, preventing premature deterioration and cracking.
Regular sealing extends asphalt life by 50-100%, saving thousands in replacement costs over time.
Restores rich black color and smooth matte finish, dramatically improving curb appeal and property value.
Stops the drying and brittle effect caused by sun exposure, keeping asphalt flexible and durable.
Creates a protective layer that helps protect against petroleum-based stains and chemical damage.
Sealed surfaces are easier to clean and maintain, reducing staining and making snow removal easier.
Clean surface, quality sealer, and the right technique
We begin by thoroughly cleaning the asphalt surface to remove dirt, debris, and surface contaminants. Any cracks or minor surface damage are addressed beforehand to help prevent water penetration and further deterioration.
Once the asphalt is properly prepared, we apply a high-quality asphalt sealer using commercial-grade spray equipment for parking lots and larger paved areas. For residential projects, the sealer is carefully poured onto the driveway and evenly spread using professional squeegee techniques to ensure smooth, consistent coverage. The seal coat then cures to form a durable protective layer that helps prevent water penetration, oxidation, and surface wear, extending the life of the asphalt and maintaining a clean matte finish.

Everything you need to know about asphalt sealing
We recommend sealing your asphalt driveway every 2-3 years for optimal protection. However, the frequency can vary based on traffic levels, weather exposure, and the condition of your driveway.
Most residential driveways can be sealed in 1-3 hours, including preparation and application. Drying time is typically 30 minutes. We recommend waiting one hour before allowing light traffic (i.e., walking) and 24 hours before placing vehicles or larger items (i.e., patio furniture, basketball nets) on the surface.
The ideal time is late spring through early fall when temperatures are consistently above 14°C.
We can seal most asphalt surfaces, but severely damaged driveways may need repairs first. New asphalt should cure for 90 days before sealing. We'll assess your driveway and recommend the best course of action.
Sealing asphalt can help prevent new cracks but doesn't repair existing ones. We offer crack filling and repair services as part of our preparation process to ensure the best results and longest-lasting protection.
